About Biltmore Forest

Biltmore Forest is a historic district in Asheville, North Carolina. It was first incorporated in 1923 and then became a historic preservation district in 1990. The town is named for the Biltmore Estate, which is located nearby; both places were owned by George Washington Vanderbilt II, who built the Estate from 1889 to 1895. Today, Biltmore Forest is home to some of the largest estates in Asheville and is one of the most desirable areas for luxury buyers in the whole of the Carolinas.

A historic flood in the Asheville area caused extensive damage to the Biltmore Estate in 1916. To reduce the cost of maintaining the estate and to reduce the estate's tax liability, approximately 1,500 acres were sold to make residential lots. In 1923, the town of Biltmore Forest was formally chartered. Since then, residential zoning designations and conscientious zoning restrictions have preserved the attention to detail and natural environment that were so prominent during the town's development. Through community forestry programs and a tree protection ordinance, the naturalistic landscaping of the Biltmore Estate continues to be thoughtfully preserved.

Biltmore Forest is a highly-desirable neighborhood, featuring a Donald Ross-designed golf course and the prestigious Biltmore Forest Country Club. The town maintains two parks: Rosebank Park and Greenwood Park.

Why Biltmore Forest?

  • Nearby attractions

Nearby to Biltmore Forest's residential area are Buncombe County schools and Carolina Day School, an accredited pre-K–12 private school. The town is also conveniently located close to Interstate 26 and Mission Hospital, the largest in the region. The Blue Ridge Parkway runs through the southern end of the town.

  • Home & Homesite prices

    HOMESITES: $150K to $2M+

    Activities

In addition to an old-fashioned golf experience through membership at the exclusive Biltmore Forest Country Club, residents have access to Rosebank and Greenwood Park, which both feature play structures and benches, while the Mountains to Sea Trail parallel to the Blue Ridge Parkway provides an outlet for hikers.

  • Lifestyle & Vibe

The four-season temperate climate with an average snowfall of only 13 inches makes year-round living easy, and the broad range of elevations and corresponding climates and plant growth (both in town and around the area) make it one of the most biodiverse in the United States and the world.

  • Environmental

Conservation of the naturalistic landscaping, designed with the same influences as the Biltmore Estate, has been possible through the adoption of a tree protection ordinance and community forestry programs.

  • Golf

Biltmore Forest features a Donald Ross-designed golf course and the prestigious Biltmore Forest Country Club.

Biltmore Forest — firsthand impressions

Josh Smith

“Biltmore Forest is a primary residential community. It's one of the oldest neighborhoods in Asheville and backs up to the Biltmore Estate. It's a 100-year-old club just soaked in tradition; you still wear a sports coat to dinner. It's close to town. It's close to the hospital. It's got its own sort of Biltmore Village right outside of it.”

Josh Smith, Walnut Cove Realty, President

Rebecca Dougherty

“Biltmore Forest is a lovely community. One of the old originals created by the Vanderbilt family in the 1920s. It’s centered around a golf course as well—a good old golf course club. You’ll find stately homes—that's where you get the history.”

About Grove Park

Asheville’s historic Grove Park neighborhood is an excellent example of late 19th and early 20th century planned suburban residential development, featuring a wide array of revival and eclectic residential architecture as well as superb landscaping. The plan was the first in Asheville to abandon the typical grid street layout (long, straight streets) for curvilinear streets, parks, and trees in a natural setting.

The Grove Park community is a vibrant and engaged neighborhood. Here, you’ll find many residents enjoying a walk, jog, or taking in the magnificent views of the surrounding mountains and the Grove Park Inn. Today, three of the neighborhood’s areas, Grove Park, Proximity Park, and Sunset Terrace are listed on the National Register of Historic Places. Residents here share a passion for maintaining and protecting that legacy.

The homes in the neighborhood illustrate the design and construction practices of early 20th-century architecture. Most of the development occurred between 1908 and 1938, and many styles are represented including Georgian, Colonial, Tudor, Bungalow, and Shingle. Many of the homes are situated on wooded parcels, with some size variance due to some owners assembling their plots over time. Time-honored deed restrictions concerning setback and building costs have allowed properties to relate well to each other and maintain a high degree of integrity.

The historic Grove Park neighborhood in Asheville, North Carolina, is every bit as picturesque as its name suggests. From the streetside to the mountain views, this area offers a living nod to its history—one that everyone should experience for themselves.

Grove Park residents enjoy an abundance of amenities easily accessible from their neighborhood, including public, private, and charter schools; an extensive county library system; access to state-of-the-art medical facilities, including Mission Hospital, the largest in the region; and tons of shopping, entertainment, and dining options. Asheville is also conveniently located near Great Smoky Mountains National Park, Pisgah National Forest, and the Blue Ridge Parkway—a sightseer's and cyclist's haven.

Why Grove Park?

  • Nearby attractions

The Grove Park Inn on Sunset Mountain, erected in 1913 by Grove's son-in-law Fred Seely, instantly became the cornerstone of Grove Park's identity. The stunning building has played host to a number of American presidents and diplomats over the last century, as well as an annual national gingerbread house competition that is featured in press all across the United States.

    Activities

Neighborhood activities include running, walking/hiking, cycling, tennis, golf, shopping, dining, arts/culture, and fitness.

  • Lifestyle & Vibe

Grove Park is two miles from downtown Asheville, a city with a thriving arts scene, world-class shopping, and over 150 independent restaurants. With live music every night of the week, several theaters, comedy lounges, dance clubs, and museums, Asheville has something for everyone.

  • Golf

The Grove Park Inn’s golf course provides a large green space in the center of the resort and neighborhood. The 18-hole, par 70 course has an undulating front nine and a steep back nine. Over a decade ago, the resort invested $2.5 million to restore the course. It's among Golf Digest Magazine‘s top ten U.S. courses that are at least 100 years old.

Grove Park — firsthand impressions

Rebecca Dougherty

“Centered around the iconic Grove Park Inn, this North Asheville neighborhood is broader than just Grove Park. It goes up to the edge of the country club of Asheville, and then back down to the edge of the city of Asheville. It's a beautiful mixed neighborhood that started in the 20s, and it's grown up to include both new and modern, and old and traditional. ”

Rebecca Dougherty, Walnut Cove Realty, Broker in Charge & Office Manager

Josh Smith

“Grove Park is a very traditional neighborhood with beautiful historic homes. Phenomenal access to downtown with restaurants and shopping. It's great for those looking for a more metropolitan lifestyle. You can bike to town. You can bike to restaurants. The access is great.”

“You get the location, the proximity, and the ease into South Asheville, and it still feels like you’re far away. That’s one of the things I really like about living in Asheville. You can get five miles away from downtown and feel like you’re out in the forest and the mountains, but also know that you’re only 10–15 minutes away from anything you want. You can’t find that in too many places.”

North Asheville — firsthand impressions

Josh Smith

“There's a lot of community games at the golf course at the Country Club of Asheville, you know, tied to the neighborhoods and different age groups and things like that. But it's a short, very approachable, easy-to-walk golf course. It’s an easy outlet for somebody that wants to be within close proximity to Asheville, but also have a golf option. Grove Park is the kind of place that someone could buy a house, ride a bike downtown, and still walk across the street and play golf.”

Josh Smith, Walnut Cove Realty, President

Rebecca Dougherty

“Centered around the iconic Grove Park Inn, this North Asheville neighborhood is broader than just Grove Park. It goes up to the edge of the country club of Asheville, and then back down to the edge of the city of Asheville. It's a beautiful mixed neighborhood that started in the 20s, and it's grown up to include both new and modern, and old and traditional. And it's exceptional. It's a coveted place in the city of Asheville. Grove Park actually has its own golf course and you can become a member there. And just around its upper shoulder is the Country Club of Asheville, and it also has membership available for golf courses.”
